1. Application Process
To apply for one of our properties, you will need to complete our rental application, which includes a background and credit check. We adhere strictly to Georgia laws and will determine eligibility fairly for all applicants. Apply here.
2. Income Requirements
For long-term rentals, we require that prospective tenants demonstrate a stable income that is at least 2.5 times the monthly rent. This ensures that you are comfortably able to afford the property without financial strain.
3. Lease Terms
We offer a range of lease terms and rental options to suit your needs:
Long-Term Stays (2-12 Months):
2-5 Month Leases: Ideal for medium-term stays, these leases come with a higher rental rate due to the shorter commitment.
6-12 Month Leases: Our standard leases provide more value and stability, with the option to rent furniture or a washer/dryer for the duration of the lease if it’s at least 6 months.
Short-Term Vacation Rentals:
We also offer short-term vacation rentals with a minimum stay of two days. These rentals are perfect for vacations or temporary stays and come with flexible options to meet your needs.
4. Pet Policy
We are a pet-friendly property group, welcoming up to two pets per rental unit. For long-term rentals, we do not require a pet deposit or pet rent, making it easier for you to bring your furry family members along. For short-term rentals, we require a refundable pet deposit that protects against potential damage and ensures the property is returned in good condition.
5. Security Deposit
A security deposit equal to the first month’s rent is required to secure your rental. In addition, there is a $250 utility deposit, except for RV rentals, which do not require a utility deposit. 6. Occupancy Limits
To ensure comfort and safety, we have established the following occupancy limits:
One-Bedroom Units: Maximum of 2 adults.
Two-Bedroom Units: Maximum of 4 adults.
7. Furnishing Options
For your convenience, we offer various furnishing options:
Furniture Rental: Available for leases of 6 months or longer.
Washer/Dryer Rental: Available for leases of 6 months or longer.
Furnished Campers: Our camper rentals come fully furnished with new mattresses, plates, utensils, cookware, and other items, making your stay comfortable from day one.

Make quick and easy payments online by creating an account on the portal. You can set-up auto-pay or pay just once. Payments can be made directly from your bank account with no fees or you can pay by credit card with a 3.6% fee. View past payments, set-up future payments, and view your account all in one place. The property manager will provide the username for online access; from there you can set your own password.
